Cannon Capital Developments was established in 2017 to lead and deliver projects of its own, in joint ventures or on behalf of third parties.

Collectively the executive team has more than 100 years of development experience, delivering successful outcomes for a diverse range of clients.

Cannon is appointed as Development Manager for the Mapeley HMRC portfolio and has identified opportunities across the UK’s regions to maximise its redevelopment value. Future uses will include office, hotels, residential, senior living and retail.

Our first wholly owned development completed in 2019 and will be the first of many which regenerate with striking design and excellent build quality satisfying both customers and investors. We are also actively seeking and developing our own sites.

Managing Director

Matt is responsible for the evaluation and redevelopment of sites throughout the UK and also the acquisition and evaluation of new purchases. He is the key contact for investors and funders for those sites being directly developed.

As a Chartered Surveyor he has been involved in the real estate and construction sectors for over 25 years. Matt has extensive experience in residential and commercial development, leading and working on over 10 million square feet of development, over a variety of uses both as Developer and Development Manager.

Previously Matt was COO for the Lendlease International Quarter, London and Development Director at CIT LLP.

Development Director

Jo is responsible for the financial evaluation of all sites from inception through to planning and onto delivery. A Chartered Surveyor for over two decades, Jo was formerly an equity partner at property consultancy Montagu Evans. Before joining Cannon, Jo has advised on residential and mixed use schemes worth in excess of £10 billion gross development value. Her skills help us to ensure maximum value is achieved on the redevelopment assets in the portfolio. She works closely with our planning consultants and designers to secure planning permissions that are both profitable and deliverable.

Development Director

Ed joined Cannon with a background in land assembly and planning for schemes across the UK.

Ed is a Chartered Surveyor with close to 30 years' experience in the real estate sector. Before joining Cannon, Ed was responsible for a £500 million residential scheme in West London and prior to that spent ten years at Tesco securing consents and assembling land for both retail only and mixed use schemes nationwide. Ed's broad experience allows us to optimise value from our projects.

Project Management Director

Mark works alongside our Development Directors to ensure planning outcomes are deliverable, affordable and can be built safely. Mark is fully responsible for project managers (both internal and external), professional team management, construction, procurement and delivery of all construction projects.

Mark has worked for more than 20 years in project management, during which he spent a decade in the Middle East and Asia leading teams delivering a range of iconic buildings in the hotel and leisure sectors. On his return to the UK, Mark led the delivery of the Financial Conduct Authority’s new 500,000 square foot London HQ.

General Counsel

Hilary's responsibilities cover all legal aspects and compliance issues. Hilary deals with acquisition, funding, professional appointments and co-ordinating external legal advisers where required. Her experience is also valuable when dealing with third party issues, protecting Cannon and our investor's interests.

Hilary has spent 14 years firstly as a Commercial Real Estate lawyer in a leading, international law firm and then as a client counsel. Her experience covers all types of property transactions including site acquisitions and disposals, investments and landlord and tenant matters. Her extensive experience of development work includes acting for a number of major residential and commercial property developers, supermarket chains and shopping centre owners and developers.

  • Cannon Capital Developments are delighted to have secured a resolution to grant for a new fourteen storey tower in Central Milton Keynes. Milton Keynes Development Committee recently approved the redevelopment of Bowback House to deliver 306 new residential Build to Rent units and 460 sq m of flexible commercial floorspace alongside 14% affordable housing. The scheme will deliver a high quality development which responds to both the changing skyline of Milton Keynes and the market demands of Build to Rent occupiers.

This 14 storey development creates 306 new homes along with extensive public and private amenity space.     Cannon Capital Developments are delighted to have secured a resolution to grant for a new housing led development in Durrington on Sea, Worthing

  • Cannon Capital Developments are delighted to have secured a resolution to grant outline permission, at Planning Committee, for a new housing led development in Durrington on Sea, Worthing. Worthing Planning Committee recently approved the redevelopment of the HMRC site to deliver 287 new residential houses and retirement flats with 7% affordable housing plus a 68 bed care home.

    Matt Hawkins, Managing Director, said, “With the vacation of HMRC to Teville Gate House in Worthing it was important to find a viable use for this 17 acre site that maximised its potential to link the existing site with its surroundings. The site is located adjacent to Durrington on Sea railway station and therefore is suitable for a higher density of development than the surrounding area. The higher density has been accompanied by large areas of open space and community facilities that can be used by the surrounding residents and includes an upgraded pedestrian and cycle path from existing housing to the station.”

  • Cannon Capital Developments are delighted to have secured a resolution to grant from the City of Edinburgh for the redevelopment of Meldrum House, Edinburgh into a 166 bed apart-hotel. The scheme will deliver a high quality sustainable development which officers agreed would significantly improve not only the building itself, but also the views of the World Heritage site when viewed from the Dean Bridge.

    Matt Hawkins, Managing Director, said, “From the outset we have worked hard with Council officers to repurpose an unloved building into one which now compliments and enhances the Edinburgh New Town architecture. Alongside our professional team, notably Michael Laird Architects and Montagu Evans as planners, we are pleased to enhance the building’s contribution to the local neighbourhood as well as hopefully deliver a positive return for our investors”.
